· Mother Nature Arrangements-coordinate any arrangements with tenants to support continuation of utilities during poor weather and oversee steps to protect the property in the event of pending Hurricanes as well as post clean up and repairs.

· Ensure timely collection of rents and late fees if applicable.

· Conduct inspections of the property to ensure lease compliance and ensure that tenants are providing appropriate care and consideration for the property.

· Organized, proactive steps to ensure that there is no or minimal lapse of occupancy between tenants.

· Oversee, advise, and coordinate any legal actions related to tenants.

· Financial bookkeeping associated with management for tax purposes.

· Pre and post move in/out property repairs and enhancements.

· Act as your liaison between you and your tenants to manage, field, oversee and remedy all day-to-day maintenance/repairs and questions from tenants.

· Manage all routine maintenance needs such as lawn care, equipment servicing, pest control, and preventive maintenance.

· Oversee all move-in/out processes such as move-out inspections, coordinate necessary repairs, as well as make appropriate deductions from security deposits.

· Oversee and manage cosmetic renovation projects which do not require structural changes.

· Short Term Rental management…inclusive of all aspects such as advertising, calendar/availability management to ensure maximum occupancy, daily rate management for maximum profits, guest interaction and pre/post clean up, repairs, etc.
